Common ADU Financing Options For California Homeowners

Option How It Works for ADUs Best For

Construction Loan

Short-term loan based on the improved value of your home (home + completed ADU). Funds are released in stage-based draws as work passes inspection. Large projects, maximizing borrowing power based on future value.

HELOC (Home Equity Line of Credit)

Revolving line of credit tied to your existing home equity. You only pay interest on the amount you draw. Smaller projects, flexible borrowing, covering soft costs initially.

Cash-Out Refinance

Replaces your existing mortgage with a larger one. You take the difference in cash to fund the ADU construction. Homeowners with significant equity who want a single, low-rate mortgage.

What Lenders Typically Look For To Finance Your ADU in California

  • Home equity & credit profile
  • Income and debt-to-income (DTI)
  • Property details (zoning, lot, existing structures)
  • Appraisal assumptions (existing and/or improved value post ADU construction)
  • Project readiness (budget, general timeline, detailed quote from the contractor or all in costs; later: permit status and build contract)

Documents to have handy: Photo ID, recent mortgage statement, income docs (W-2/1099, pay stubs or P&L), tax returns, homeowners insurance information, and – when available – ADU plans or a detailed quote/budget.

FAQs

No. Our matchmaking is part of your Urbatect journey. We don’t originate loans and we’re not a lender.
Minimums vary by product and lender. Your matched partners will outline their criteria and the trade-offs across options.
Yes; many clients start the ADU design and permitting process with pre-qualification in place. This often saves time and creates efficiency. Your lender can advise how plans, bids, and permits support appraisal and underwriting.
Yes; for the design and permitting phase. A pre-qualification is an early indicator of eligibility (not a loan approval), and many clients use this time to begin feasibility, design, and permits. If you have funds to cover early soft costs, you can time the loan to close right before construction to avoid unnecessary interest. However, we recommend that you should not mobilize construction until you have final approval/clear-to-close and a confirmed funding timeline (unless you’re self-funding that portion). Your lender will advise exactly what they need before closing.
Generally, no. Most lenders require final approval, permits, budget, contractor details, and a lender-approved draw schedule before the first disbursement. Starting construction early can jeopardize eligibility or delay draws. If you plan to self-fund early work, clear it with your lender first.
It depends on your space, budget, and long-term goals. Urbatect offers a custom feasibility study to help you decide. Whether you need more living space, rental income, or a layout upgrade—we’ll help you choose the right solution for your home and property.
